Ownership got locked behind a gate. Twenty percent down on today's prices is a wall most working people cannot climb, and while they're stuck outside it, hedge funds are buying blocks of houses that families used to own.
Seller financing is the way around it. The person who owns the property carries the note, the buyer pays them monthly, and the deal gets done at a kitchen table with no lender in the middle. Mel Dorman built a 34-unit portfolio this way and helped several of her neighbors retire on the payments. She wrote Bank on Your Neighbor about it. Ten thousand owners is the first target. The full vision is for 3.5% of the US population to use seller financing to buy property. Why? Because a Harvard study looked at what social movements that took off had in common. The thing they all did was get 3.5% of the population to adopt the idea. This is the tipping point that takes a concept from an idea to a movement.

Mel is a queer woman and a former licensed social worker who got into this because her dad developed Alzheimer's at 67, care ran $7,000 a month, and she was earning $3,000 as a social worker. Our people are not stuck because they lack information. From the first DM to the moment you ask for the card, the work is the same: find the block, name it, and show them who they'd have to become to get the life they keep describing to you.
Do that well and the close takes care of itself. Skip it and you're just another person on a Zoom quoting a price.

Take meetings booked straight onto your calendar by our setters and our funnels.

Self-source out of the warm inbound. Roughly 500 leads a week hit our forms and closers work them alongside the setter team.

Coach the mindset on every call. Their money story, their risk story, and the thing they're actually afraid of underneath the logistics.

Handle objections instead of accepting them. Almost every "no" here is a limiting belief. Letting someone off the hook is not kindness.

We promote on numbers, not tenure. Everyone starts in the same seat and the metric that moves you is public inside the team.
You build most of your own calendar out of the warm inbound, with marketing leads mixed in most weeks. This is where you learn the offer, learn the objections, and prove you can hold a call.
Hit the bar on cash per app and the self-setting drops away. Your day becomes roughly 30 calls of appointment confirmations, live opportunities, and follow-ups on a calendar we fill.
Stay at the top of the board and you get your own setter running every confirmation and every reschedule. Your entire day collapses down to two things: your CRM and your deals. This is the seat everyone here is working toward.
We are not building a call center. We want five to ten conscious sales reps, and then we stop hiring. We will take a small, sharp team over a big, mediocre one every time.
We need 83 new students a month to hit 1,000 by 2028. Split across a team this size, that is not a quota you creep up on. It's a lot of room, and however much of it you take is yours.

$550 cash per app is not a stretch goal. It's the line where this company breaks even. Below it, we lose money on every appointment we hand you. We focus on this number as a team and keep it top of mind for everyone.
Close rates run off appointments booked, not appointments that showed. That's deliberate. Getting someone to actually show up is part of closing. This is why every closer does the 10/10/10 every day.
Ten pre-calls, ten follow-ups, ten new leads, every day. This is how we vet and value all our leads to make sure no one who needs this slips through the cracks or gets missed.
Miss the bar and you'll hear about it the same week, with a coach and a plan. Miss it for a quarter and this isn't the right seat for either of us. We'd rather tell you that early than let you grind at something that isn't working.

The SFA Commission Structure
You're not paid a flat rate per deal. You're paid on what you collect in a month, and the rate climbs as that number climbs.
And it's retroactive. Cross a tier and every deal you closed that month reprices at the higher rate. Not just the ones after the line. All of them.
Nothing about your income is capped. We need 83 new students a month across a team of five to ten. There is more demand than this room can serve, so the only ceiling is how many calls you can run well.
A full calendar is six booked calls a day. Thirty a week, about 130 a month. Hold that calendar and only your close rate moves. Our program is $10,500.
Hitting the bar on a full calendar is $250,000 a year in your pocket. Everything above that line is close-rate skill, and it is not theoretical. A closer on this team has already hit multiple $20,000 months on our old, lower pricing.
